Essential Safety Measures

Essential safety measures are the active and passive safety elements of a building, installed to ensure the safety of the occupants in the event of an emergency. For over 5 years Anderson Group has been providing essential safety measures inspections and logbook maintenance to local and state-wide building owners.

Buildings built between 1 July 1994 and 1 May 2004 will be subject to an Occupancy Permit and have Essential Safety Measures listed. All buildings built after 1 July 1994 and subject to an Occupancy Permit must have an Annual Essential Safety Measures Report prepared each year.

All building work must comply with the Building Act 1993, Building Regulations 2006 and the Building Code of Australia unless specifically exempted.

When we inspect your building some of the typical building elements and systems we inspect include the following:

  • Mechanical Ventilation and Air Conditioning Systems
  • Emergency Lighting
  • Emergency Communication and Alarm Systems
  • Emergency Warning Systems
  • Fire Hydrants and Hose Reels
  • Sprinkler Systems
  • Paths of Egress

Good maintenance practice of buildings not only makes good sense from a health and safety point of view, it is also a good risk-management.

If you are concerned about the compliance of your building or simply want someone to take the stress out of your ESM obligations, book an appointment with Anderson Group today. A Registered Building Inspector trained in essential services with sound knowledge of the Building Regulations ESM requirements will be appointed to your property to fully address your ESM needs.
